In the heart of South Africa’s world-famous wine route, surrounded by breathtaking mountains and greenery as far as the eye can see, lies one of South Africa’s most sought-after real estate destinations and the second-oldest town in the country, Stellenbosch.
Stellenbosch is one of the fastest-growing regions in the country in terms of high-net-worth individuals, and New World Wealth estimates that more than 40% of South African high-net-worth individuals live in or own homes on residential estates in the Cape Winelands. A thriving business hub is at its centre, where both large and small to medium enterprises prosper, attracting investors and blue-chip corporates. It has the most JSE-listed corporations of any other secondary municipality in South Africa.
Stellenbosch is also an idyllic area to raise a family, with world-class schools, both public and private, and the prestigious Stellenbosch University, the oldest university in the country, dating back to 1918. The lifestyle on offer reads like something out of a tourist brochure: A producer of some of the finest wines in the world, Stellenbosch is surrounded by wine farms, but there is much more to it than just fine wine. Stellenbosch is an adventurer’s paradise ranging from spectacular hikes to quad biking, zip-lining, mountain biking and so much more. It is also a cultural hub with museums, galleries, and farmer’s and craft markets around every corner.
Stellenbosch is, without a doubt, one of the most sought-after destinations in the country, not only for tourists but also for anyone on the search for property, whether it be for personal or investment purposes. In the heart of Stellenbosch, within walking distance from the university, is the Just Property Stellenbosch office, a leader in property in the area, that has been in operation since 2001.
“We cover the entire Cape Winelands including Paarl, Franschhoek, and Stellenbosch,” says Riaan Theunissen-Loos, Rental Manager at Just Property and a passionate advocate for the area as well as his brand. Stellenbosch’s booming security estate trend makes it an ideal area for investors. With the ongoing migration of many Gauteng families to the Western Cape, security estate living is a lifestyle they have grown accustomed to and one they are not likely to let go of when moving South. Combine this with the spectacular lifestyle and surroundings, and it’s not hard to see why the area is booming.
According to Theunissen-Loos: “Security estates are among the property investments that can show substantial price growth in the current economic climate and buyers are willing to dig deep for the privilege of living in one...selling prices for sectional title homes in the Cape Winelands increased by 152% over the past seven years, from R1.05m in 2012 to R2.65m in 2019. For the luxury of a quality lifestyle and top security, buyers are often prepared to pay a premium of 20% to 40%.”
Another factor contributing to the attractiveness of Stellenbosch from an investment perspective is the rapid population growth it is currently experiencing. According to Theunissen-Loos, Stellenbosch ranks amongst the most populated municipal areas in the Cape Winelands and is expected to grow even more rapidly. “This massive spike in the Stelleboch population is seen in its occupancy rate growth, which in April 2021 stood at around 50%, versus South Africa Accommodation Occupancy Rate data which was reported at 29.100 % in Apr 2021.”
But in such a thriving property market, it goes to show that there will be property agents coming out of the woodwork, some legitimate and some less so. In order to stand out, Just Property Stellenbosch prioritizes the needs of its clients. “We go above and beyond the call of duty to look after our clients and their property as if it belonged to ourselves. We are a home brand name, we've been managing properties since 2001 and we are still going strong.” Says Theunissen-Loos. “Our service level is of exceptionally high standards to the point of where we retain clients for decades instead of a few years. Our business always returns to us because they know they can expect the best possible professional real estate services, whether it be letting or selling.”
All predictions indicate that Stellenbosch and the Cape Winelands will continue with positive growth and maintain their reputation as an ideal area for investment. It is, however, vital that you speak to the right people. As Theunissen-Loos points out: “When you are looking for someone to tend to your real estate needs, do not simply go for whoever has the most signage or boards up in the area...it is suggested that you join a brand that has set the industry standard in terms of professional property services, whether it be residential, commercial, letting or selling. Just Property Stellenbosch will open doors and exceed every expectation."
