National Head Office Newsletter March 2018

06 March 2018

Message from our CEO

Together with our COO, Jean Botha, I recently completed a national roadshow, meeting with franchisees to discuss key success factors for 2018. We reviewed a range of performance metrics, including market share and financial targets. We also spoke about Head Office initiatives, including our Excellence and Customer Service Centres, IT initiatives, national marketing and more. I am excited about the year ahead. It will bring challenges and we have set some ambitious goals. But I have confidence in the abilities of everyone at Just Property to achieve on these goals because at the core of all we do is YOU. Our focus is more customer-centric than ever before and we are driving numerous initiatives to make this come to life across our franchise offices.

For example, we have taken the bold step to encourage all our buyers, sellers, landlords and tenants to leave Google My Business Reviews. We cannot manipulate these public reviews in any way and we are embracing that authenticity. We will take the good with the bad, responding to each and every review and managing our clients’ experiences with care. Now, more than ever, we are developing trust through transparency.

This is just one of many steps that we are taking every day to better serve those we work with. I’m excited about our brand and I am working hard with everyone across Just Property to ensure that the you are too.

- CEO of Just Property Group Holdings PTY Ltd

What Pitfalls Can you Avoid When Buying or Selling Property

Here are some tips to help buyers. Sellers would do well to cover the same ground before they list their property as it could save them a great deal of money and even the sale of their property down the line.

Caveat emptor” (let the buyer beware) is a well-known phrase from contract law that often applies in property transactions. Buyers find themselves in a position where they know less about a property than the seller and the onus has been on them to inform themselves of the true state of the property they are about to purchase.

While the Consumer Protection Act has gone some way towards protecting buyers, and the new proposed Property Practitioners Bill goes further, buyers still have to beware. Sellers would do well to cover the same ground before they list their property as it could save them a great deal of money and even the sale of their property down the line. Here are some tips to help buyers and sellers alike.

Own a property? Know what it is worth today?

As at the end of December 2017 the national house price inflation index was at 4.1%. Over the past couple of months the majority of market activity has stabilised in the 3%-8% range.

This is true for most of our indices except for the two top-tiers, the Western Cape and Northern Cape province, which are currently growing at 11.0% and 20.7% respectively.
